Three of the tenants on US mall opening lists in fall 2026 sell something that costs a few dollars and brings people back often. Miss A, the Dallas beauty chain with makeup from $1, lists 41 locations as coming soon on its store locator, including Alderwood Mall, Kenwood Towne Centre, and Park City Center. Rowan, the nurse-staffed ear piercing studio, is coming to Stonebriar Centre in Frisco, Texas, and opened its first Nashville location at The Mall at Green Hills. HEYTEA, the Chinese tea chain, is listed as coming soon at Westfield Century City and Westfield Montgomery.

The names are confirmed. The dates are not. Checked on September 30, each brand shows a gap between two sources: a store past its planned opening that is still marked coming soon, a state filing with a completion date the mall does not publish, and a tea shop that moved its own opening from fall to winter and wrote so on the construction wall. For anyone building a leasing plan or co-tenancy forecast, that gap is the real problem.

Miss A's store count depends on where you look.

Miss A - the Dallas beauty chain store

Miss A started online in 2013 and opened its first store at Grapevine Mills in 2016. In February 2024, with 30 stores, it planned to reach 100 by early 2026; Brookfield's leasing team was already courting it. A company release in June 2025 put the count above 65. A report on its Alderwood lease in August 2026 said more than 80. On September 30, its locator listed more than 170 locations, 41 of them coming soon.

Alderwood shows why the numbers drift. The store, Miss A's first in Washington, was set to open on September 5, but by September 30 the locator still labeled it coming soon. Oak Park Mall in Overland Park runs the other way: the mall's directory listed Miss A as coming soon in late September, while the brand's locator showed the store with no such label.

Stonebriar Centre lists Rowan as coming soon, and the more precise record is with the Texas Department of Licensing and Regulation. The project registration describes a 1,142 sq ft tenant improvement with an estimated cost of $320,000, about $280 per sq ft, and an estimated completion of October 31. That is a construction schedule rather than an opening date, but it says more than the directory does.

Founder Louisa Schneider told ICSC she was skeptical of malls at first; Rowan now runs more than 100 studios and leases from large REITs. A booked appointment in a unit that size is a different proposition from a fashion inline: the visit is scheduled, so it does not depend on walk-by traffic.

HEYTEA put its delay on the construction wall.

HEYTEA announced Westfield Montgomery in February 2026 for a fall opening in the former Luggage Plus unit. By late August, the barricade read "coming soon" with "soon" struck through and "slowly" written beside it, and the opening had moved to winter, MoCo Show reported on August 30. The chain already trades nearby at Wintergreen Plaza in Rockville, where it opened in June 2025 to lines through the center. At Westfield Century City it is listed as coming soon with no date.

Delays rarely come with a note like that. More often the listing simply stays up longer, which is why the Alderwood question cannot be settled from the outside.

What we're watching

→ Brixmor and Everview agreed to acquire Slate Grocery REIT for $2.34B, covering 115 grocery-anchored centers. On completion, expected in Q1 2027, Brixmor will hold 20% of the common equity in the venture that takes 92 of them.

→ Starbucks said in a September 24 filing that it will close about 250 North American stores. The list will show which café units come back to landlords in open-air centers and malls.

→ Nike reports fiscal first-quarter results on October 1. The line to watch is what it says about its own stores versus wholesale doors.

→ Westfield Riyadh is scheduled to begin operations in Q4. The project totals about 220,000 sqm of GLA, offices included.

The three categories are worth tracking on their own merits. $1 beauty, a booked service and a tea bar are all built for repeat visits, the kind of trip a center wants more of between big shopping occasions. The more useful lesson, though, is about the list. Each of these stores has its date in a different place: a brand locator, a state database, a construction wall, and none of them is wrong. They describe different moments of the same store. Count announced locations in one column and trading stores in another, and move nothing across until the doors open.

A coming soon sign tells you who is coming. It does not tell you when.
